Process #1 - Design Consultation and Proposal
The process begins with an initial design consultation at your home. We will walk through the space you would like to remodel. We will discuss your goals, priorities, budget, and schedule. This initial meeting is typically 1 to 2 hours. There is not a fee for this initial meeting.
After our initial meeting, I will provide a complete proposal that will outline anticipated design fees, drawings, documents, and consultants the project may need. I do my best to be transparent about fees and costs. My fees are typically about 5% to 8% of the remodeling cost.
Process #2 - As-built drawings and code research
The design process begins with the creation of as-built computer drawings of the house. If existing drawings do not exist, the house will be measured and drawn. If you have drawings from either the builder or a previous remodel, they will be used, verified for their accuracy, and redrawn. The house will also be photographed.
Code research is an important part of the design and permit process. Code and permit research required for planning approval and a building permit needs to happen before design begins. Each jurisdiction, city or county, has its own planning and building departments. It is important to know the restrictions at the beginning of a project. Zoning may vary from property to property. Homeowners associations may also have rules and restrictions which may limit design.
Process #3 - Design
The design phase begins with the schematic design. It is the exploratory phase of the project. This is the time where we discuss your goals, priorities, and wants versus needs for the remodel. These discussions are important to help make the most of your space. Photographs and images of spaces you like (and don’t like) are very helpful. Drawings during this phase are small, quick ideas to explore many ideas and layouts. I will present ideas using computer drawings, photographs, and 3D models. This phase is meant to be quick to explore many ideas.
Design development is a more in-depth design phase focusing on one design. The plans and exterior elevations will be on larger sheets. I will also begin interior elevations. The 3D model will be utilized to help you visualize your remodel. The 3D model can be viewed on your iPad or tablet. We will begin the selection of finishes, appliances, plumbing fixtures, and light fixtures. This information is organized in spreadsheets to help you organize this information and to facilitate ordering. I will begin coordinating with contractors for bids and consultants the project may need.
Process #4 - Construction Documents
Construction documents are the nuts and bolts of a project. It includes the documents, drawings, and applications needed for planning and HOA approval (if needed) and the building permit. This also includes a set of drawings for contractors to bid and build the project. We will finalize selections as much as possible. Knowing every possible selection before permits are submitted or construction begins is not always possible. Making selections can be overwhelming. I will guide you through this process so you know when selections need to be made so orders can be placed. I will coordinate directly with the contractor to ensure all materials are on-site when needed.
Construction administration is the phase after construction begins. We will continue the process of finalizing selections so orders can be placed allowing for lead times. I will be available to the contractor to answer questions and issue clarifications, as needed. I will visit the site on a regular basis and as requested by the contractor or yourself.
Construction can be stressful and it can be difficult to see your house torn apart. It is also a fun part where your vision comes to life. I will make it my priority to continue to be involved all the way through the end of the project.
